This Tract includes the tenant house w/3Br, 2Ba, natural gas heat, AC, full basement, nice kitchen, sun porch & 30x45 barn located at 10490 Marietta Road. A new survey will be provided by the Sellers to include this barn. Each Tract will be offered individually & together.

      2.   All bidding is open & public. You or your authorized representative must register with auction clerk.

      3.   Sellers will accept or reject the highest offer after receiving the signed “Offer to Purchase” contract. Sellers reserve the right to accept or reject any & all offers.

      5.   $10,000 down at auction on Tract 1 & $5000 down on Tract 2 ($15,000 down at auction if sold together). Money is non-refundable if Buyer fails to close within the terms of the contract. Sale is not dependent upon financing. Mineral & gas rights transfer with ownership. There are no lease agreements currently on this farm.

      6.   Balance of purchase price due at closing within 30 days from auction.

      7.   Your bids are to be based solely upon your inspection. Property is being sold “AS IS” in all respects without warranties. Property will be made available for any inspections potential buyers want to conduct prior to auction.

      8.   Property taxes pro-rated to day of closing. Possession at closing. NO Buyers Premium.

      9.   Sellers will provide clear & marketable deeds. Any inspections, title insurance (or survey on Tract 1), if required, are Buyer responsibility. Sellers will pay no closing costs except deed preparation & county conveyance fee.

     10.  Sells subject to all valid recorded easements, restrictions & right-a-ways.
